  • I stayed at Casa Linda this trip for 4 days it cost me $622.00 yes a bit pricey but I wanted privacy on this trip and somewhere to chill and relax. Staff is A+, Security everywhere you drive which is good, On site laundry I stayed in villa 622 which is sorta updated and reflects the pricing. A couple of pics sorry I had camera problems with my SD card so I lost alot b4 i realized but my wingman has them

  • C.E.O. its all private the villa's are seperated by tree lines and plants so you basically can get it on where ever but its all yours and gets cleaned daily early in the morning.

  • Oh yeah C.E.O. its your private pool and your the only one allowed you and your guest to your Villa they are all seperate building/villas. From what I saw every Villa has its on Pool.

  • Casa Linda is a little residential area folks buy a townhome/villa and the site will play broker and rent it for you while your not there

     I looked through all their plans. The one I liked the most was the Ultimo(the most expensive, and largest) just don't want to spend 360K in the DR.  I was thinking of stealing the floor plan, but I found a nicer Bali style plan to steal for my plot in the PI.

  • I stayed with Hell last time i was down there and these villas are really nice! They are located a few mins down that main road going away from Puerto Plata. You could be from your door to Classicos in about 5 mins. You would need to rent a car though, its a little too far to walk. They are very chica friendly. Hell and i took a girl home every night and there were no problems. They stopped us at the gate, the girls showed their id and off we went.
    I actually met with Chris Lawson, the rental/sales manager and i got to see several of the properties including some with some pretty nice upgrades. I also learned that they are custom builders, meaning that if you dont like their floor plans, they will modify it or build a home to your specifications. This one crib i saw had the backyard tricked out with a hot tub, fruit trees and shit, very nice. The possiblities are endless! Chris told me that all of the owners that are renting their properties out are making money...not a single one is in the red. He said that most of the homes average about 70% occupancy per month. The homes that have the most upgrades obviously average even more....
    Another positive is that the maids seem very meticulous about looking out for the shit u leave there. Everyday they count tv/stereo remotes, towels, dishes/glasses, even silverware! This is a good thing if you are an owner, but it can be a bad thing if you are a renter because if something comes up missing, they are going to charge you for it, period. In fact they tried to pin some missing bath towels on me and hell....
    Anyway, for myself, its not a question of if but when. Im going to buy a modified Tranquila with the optional Palapa, and trick that ho out!! Can u imagine being down there wit yo boys for the NBA/NFL playoffs, bitches running around the crib butt ass naked, got the grill going outside, PS3 with some Madden, Modern Warfare???  :pimp:

    Here is the cost sheet that they gave me, dont think its on the website...I figure with the Tranquila, you will make at least 3-4 K per month after expences, and thats the low estimate...The house would have paid for itself in about 6-7 yrs.....

    One thing about chris when i talked to him about advertising on this site and he told  me that he wasnt interested because his place is a family resort and did not want to be part of it - even though they allow u to bring chicas in they dont want to advertise it.

    As far as the facts that he told u about occupancy and stuff like that u have to remember he is trying to sell units so he can make money and will tell u what u want to hear.

  • Umm, maybe I'm misreading but I came up with 800-900 per month plus the house payment if you want to rent, based on that sheet.  I think when he says not in the red he'd just talking about the monthly fees, Based on rental fees I don't think it's covering the house payment.

  • Yeah CEO, you are right about Chris not wanting to be advertised on here. He is definitly more concerned about maintaining a family friendly environment because there are several familys (including his if im not mistaken) that live there yr around. He knows whats going on though cause we talked about it and he even said that "chicas" are one of the main reasons that guys come here. I never got the feeling that he was trying to mislead me. He even stated that he would be willing to provide a contact list of individuals that own homes there so i could ask them about their experience. As with any major purchase, you must do your homework before you buy!!
    As for you monthly profit, it really all depends on what your monthly morgage payment is, which of course depends on how much $$ u put down and how many yrs your mortgage is. My calculation was based upon me making a significant down payment on a Traquila....but your Ultima, being rented out 21/30 days out of the month (70% occupancy) would make you over 6k per month. Your bills would be about 1500 per month. That leaves you with about 4500 to pay the mortgage and pocket the rest...

  • Well to be honest i thought about buying one one day down in the future and maybe if like a few of us went in on it together it would not be to bad and we could use this site and give members a discount and also rent it out to families as well as i have a connection for that as well.

    It may work out one day just not ow but i really want to do

  • 'd have to see some numbers from a few different places. I just can't believe 60-70% occupancy year round. Maybe during the high season but that still leaves you 7-8 months...

    You have to put a decent chunk down to qualify for a loan down there....

  • If you go through an international brokerage you can usually get by with 20%, if you try a DR bank you probably will need about a third to half depending on your credit and job status.

    Casa Linde and Residential Hispaniola are fairly expensive but have on site rental management, if you were to buy and build somewhere like Costambar you could probably end up with a nice little 3000 sq. ft place for under 100K(based on pricing I did earlier this year)

  • Thanks for the Intel Erebus, I was thinking about rocky's or New garden to be close to the action. But I like the diggs of these villas alot. Since this will be my first trip to DR. This may allow for more of a total experience with the chicas. Allowing hopefully for TLN and the whole nine yards...lol

  • If you have a wingman or two then villas are def the way to go. With the villas, the more the merrier! If you are rolling solo then i would do new garden, or terra linda....
